About Alison

I'm Alison Nguyen, founder of Cascade Document Services and a commissioned notary in both Oregon and Washington. I've been serving the Portland metro since 2017, building a practice that covers everything from everyday notarizations to complex multi-party real estate closings on both sides of the Columbia River.

I'm an NNA Certified Signing Agent, a Loan Signing System graduate, and an authorized Remote Online Notary in both states. Construction lending is a specialty - I work regularly with lenders and builders on draw inspections and certification packages throughout the metro area.

I serve clients in English and Vietnamese and welcome Vietnamese-speaking clients throughout Portland and the surrounding area.

Loan Signing

Purchase, refinance, HELOC, and reverse mortgage signings throughout the Portland metro and SW Washington. I work with title companies and lenders on both sides of the Columbia River and am commissioned in both Oregon and Washington.

Cascade Document Services covers the full Portland metro area, including Portland, Beaverton, Hillsboro, Tigard, Lake Oswego, Tualatin, Gresham, and Troutdale. I also serve Southwest Washington communities including Vancouver, Camas, Washougal, and Battle Ground.

Remote Online Notarization is available for Oregon and Washington residents. If you're working with parties in other states, RON often bridges the gap - contact me to discuss your specific needs.

My Fees

Pricing

Oregon and Washington each set their own notary fee maximums. My fees:

  • General Notarization: $10 per act
  • RON Session: $25 per act
  • Mobile Travel - Portland Metro: $45 within 15 miles; $0.67/mile beyond
  • Mobile Travel - SW Washington: Starting at $60
  • Loan Signings: Starting at $150 (OR); $175 (WA or cross-river)
  • Construction Draws: Starting at $100 depending on scope

Payment via Zelle, Venmo, check, or credit card. Business/title company billing available.

Evening appointments available Tuesday and Wednesday until 8:00 PM. RON sessions can often be arranged same-day. For construction inspections and out-of-metro travel, please book at least 48 hours in advance.

Yes - I hold active commissions in both Oregon and Washington, which is important for cross-border closings in the Portland-Vancouver metro. Both commissions are current and verified.

Lenders funding construction or rehab projects often require notarized inspection reports before releasing draw payments. I visit the property, document progress against the draw schedule, and prepare a notarized report for the lender. I work with residential and light commercial projects throughout the Portland metro.

Yes - I am authorized for RON in both Oregon and Washington. If your document requires a Washington notarization, I can handle it remotely from either state.

Often yes, especially for in-office or RON appointments. For mobile signings, same-day is subject to my current schedule. Call or text rather than booking online for urgent requests.

A notary can notarize a document in any language as long as the signer understands what they're signing. The notarial certificate itself will be in English.

A notary public is commissioned by the state to witness signatures and administer oaths. A notary signing agent has additional training specifically for handling loan and mortgage document packages.
